I think with Boise in particular, and the pacific Northwest in general, positive cashflow is difficult to achieve, especially for an out of state investor since the market is so competitive.Even with boots on the ground, cash flowing properties seem to be a unicorn even when purchasing for 70 cents on the dollar.One opportunity for cashflow in Boise is the ADU play -- new regulations make it more conducive and returns can be 10%+ cash on cash for a property in the right neighborhood.- Kole

I’m also exploring opportunities in Dayton and Northern Kentucky, so if anyone is active in those regions, I’d really appreciate your insights as well.A bit about me: I’m an attorney by trade but also work in the real estate market.

We do have a regional airport that provides connecting flights to Dallas but it is unreliable/expensive and they are unable to extend the runway to land  bigger commercial jets and don't have room to expand the common areas that would accommodate more customers.

Did you shop around with regional local companies besides Utica National?

(Bakkt is owned by ICE which also owns the New York Stock Exchange).There is geopolitical turmoil all throughout the world ( US and China tariffs, Venezuela, ect.)Bitcoin which is seen as digital gold has been used as a safe haven to transfer wealth out of oppressive regions of the world.

I know this may be an individual decision ultimately, but what types of land did you purchase, or what regions, or what characteristics and why?  

Fresh cracked dungess crab was 25 for a one pound container for years.. it flew up to 50 bucks.. there is no shortage of dungess crab in the Pacific oceans .. its down to 35 now.. but still high.. the meats the same way most all went up at least 50% and have not dropped.. chilean seabass was 15 bucks a pound went to 25k and has stayed there..
