I think with Boise in particular, and the pacific Northwest in general, positive cashflow is difficult to achieve, especially for an out of state investor since the market is so competitive.Even with boots on the ground, cash flowing properties seem to be a unicorn even when purchasing for 70 cents on the dollar.One opportunity for cashflow in Boise is the ADU play -- new regulations make it more conducive and returns can be 10%+ cash on cash for a property in the right neighborhood.- Kole

We do have a regional airport that provides connecting flights to Dallas but it is unreliable/expensive and they are unable to extend the runway to land bigger commercial jets and don't have room to expand the common areas that would accommodate more customers.

Fresh cracked dungess crab was 25 for a one pound container for years.. it flew up to 50 bucks.. there is no shortage of dungess crab in the Pacific oceans .. its down to 35 now.. but still high.. the meats the same way most all went up at least 50% and have not dropped.. chilean seabass was 15 bucks a pound went to 25k and has stayed there..
