In my area the sheriff is there to remove the person and keep the peace .

To keep the peace we hired an AC guy to check the unit, everything was fine but his air filters were dirty.  

If you feel these red flags are irreparable, ask for concessions or tell them to peace.

Since doing the disclosure it’s been peaceful.

Because in reality, by not hiring a property manager, and committing to doing the easier things myself--like unclogging a toilet / shower drain, fixing a light bulb, pest control, calling a plumber--I am committing to be on standby for many hours, which is a sacrifice of peace of mind / being able to leave town or take vacations--and I would like to know if it's worth it. 

It’s nice to have peace of mind!

The amount shouldn't be massive (all things considered) so if that's the case, give yourself the peace of mind.
