I grew up north of San Francisco but moved to Reno, NV to live and invest because of it's proximity to CA, low property taxes, stable job growth, diversified population growth, lower prices, strong rents, much more landlord friendly tenant/landlord laws, etc.

I grew up more than 40 years ago in neighborhoods where 4-7 kids were the norm. 

(It is due to a tree that the city grew and will need to be cut down immediately to remediate the problem). (12k for the replacement of pipes and ~5 kfor tree) 

For context I grew up in howard county and now live in Carrol county.  

I'm a local guy who grew up here and a half duplex where I live is between 500-650k.
