Have you considered smaller markets in the north or interior (or investing out of province)? 

The numbers look good, but i would like to hear from the locals, as i would be a out of province investor.

As far as I know, you have to check municipalities' websites for every other province.

I do have a good mind to pay it back in its entirety now though, since the greatest leader ever to grace the WH is now at the helm, and I would love for him to use it.  

Fewer high paying jobs and widespread unemployment will force people to downsize or to move to a province with better job prospects.I expect there to be significant price declines for most residential real estate across Canada in the next year.

Then again, my perspective might be different since I'm in a hot market where it is not very difficult to find a good tenant although it is very tenant friendly province (which is an extra motivation to avoid any legal hurdles as landlord)

But you should (1) engage a Canadian lawyer well-versed in the brownfield program for the province the site is located in and (2) and environmental consultant.

Filed an L1 to evict for non-payment of rent and also filed an L3 because the tenant finally agreed to vacate but then changed their mind after the province of Ontario declared an eviction moratorium in March because of the pandemic.
