I see people owning much larger housing space and paying more for heating, cooling, insurance!!

Some exterminators will recommend heat treat.  

Just check local guidelines as to what makes it a legal bedroom (typically a heat source, window you can escape out of, and a closet).  

To name a few HVAC for unit 1 is 20 years old and could not fully inspect the heat, the pipe to the sewer has completely dropped and is not connected, in basement the window header, subflooring and joists are damaged from termite activity, and their needs to be some tuckpointing and masonry work done for the exterior brick. 

We use McGee heating and cooling for all of our HVAC needs.

This is what I got from the seller.Remodeling: No remodeling has been done recently but is still in good condition and almost like new: a new 50-year metal roof; new central air and heat; new cabinets, sinks, etc., in the kitchen and baths; new flooring; a new driveway.
