I have done a fix and flip in Lauderhill FL before being that I am from south Florida.

I have heard it used different ways.I have used a version of gap funding where the hard money lender funds 85% of the flip (purchase + renovation) and the gap funder funds 10% of the deal.

The after-repair value determines if the property is a good BRRRR or flip.

I am thinking about flipping it and getting some win.

Here are a few high level thoughts for you as a beginner:-Don't lend in second position-Don't do deals with new investors-Don't experiment with new strategies, even with experiences investors- ie, don't jump in to a first development project with someone just because they've flipped 20 houses. 

In the past two years we have completed over a dozen flips, We are holding 20 rental units self managed and 2 self managed Air BnBs.

Not only does it have excellent potential as a house hack, but it also offers significant upside for a live-in flip.

I'm looking into fix & flip/bridge loans for SFHs right now.
