Thanks for the replies and help, after talking with them and the explanation of the eviction given I've decided to rent to them. 

My only complaint with them was when the loan was repaid, the title company overpaid the interest due in settlement and 8 months later they still haven’t refunded or provided an explanation- the only response I get back is “that loan sounds familiar and is on my desk but the closing hasn’t been approved”. 8 months later I don’t buy it...Experience 3: Lending one - refi on the house for a long term rental.

A 1 hour commute is not a problem but you may need to provide a letter of explanation.

Sometimes lenders will want a letter of explanation from you explaining how you plan to manage the property if you're not local, but they don't all require a property manager.

If you have the right language in your contract, you don't have to give any explanation to the seller about why you are canceling or getting written approval from them.

I have seen it extended with an LOE - letter of explanation as well.Make sure that you have all of the information on the renters like contact info, length of time renting units, pets, and on the walk through make sure the units are well kept if you plan on keeping renters.
