We also stated, not on the lease, that a list of a few more things we wanted to look into doing for her, like A/C, a dishwasher, etc.

@Filipe Pereira Thank you so much, I will look into that.Also on a side note from your other posts about potential heavy expensed utilities such as HVAC units, water heaters, dishwashers, etc., although having cash on reserve for repairs is crucial,  I would suggest purchasing a home warranty for your properties, to have a little piece of mind. 

Just as a point of reference I had a water claim from a small leaky pipe leading to a dishwasher and that took 4 full months to completely remediate / mitigate.

Now, he reported the dishwasher is dead, and that still has the gas smell in the bathroom (from the missing P-trap), so he was going to make arrangements to solve the problem soon and deduct it off his rent.

But thanks for sharing the info, hopefully you have dissuaded others from getting dawn into this as well.

They agreed and then went on to tell us that the dishwasher was not working correctly and needed to be replaced and that the downstairs bathroom toilet had flushing issues as well.
