Just like Mike said, if the home has a flaw somewhere then the buyer will expect it everywhere.I guess I can add a few more expensive items which can include but not limited to:add a deck or pergula crown moldingpicket fence/ sod yardsecurity systemappliancesadd a home warrantyaccessories (stage the house)

. :)our lumber pac's this year are consistent with last year.what the beef is the crown sells stumpage at an artificially low price compared to what the state and federal timber in US is sold for on the stump and what private timber owners sell their stumpage for.. thereby giving CA and unfair advantage  ergo tarrifs..the delivered log price on the west coast has not changed dramatically this logging season.

If your plumber is behind schedule, that means your drywall guy can't close up the walls, the painter can't paint them and the finish carpenter can't put up the crown moldings.That one delay can push your project back for weeks.

If I was starting in your area ( I lived in Crown Point and Schererville) I would not hesitate to look at homes in the Griffith Highland areas as well as south hammond.
