Equity loans are different until cash is injected as I mentioned above, we are generally speaking of cash funded loans.

But I really do hope that they are right as the sooner the economy recovers the sooner I can gain from the properties that I have been able to purchase recently.Anyone out there have any helium that we can inject into the housing market???

I only know of a couple lenders who will go off of appraised value within a short period of time (90 days seasoned), but even that's a stretch and personally I think they look hard at the sale price, equity that you've injected into the property if you've had to, etc. 

If the walls are not balloon frame and there are not too many cross-blocks, we could try to retain the inner walls and inject insulation, but the more of these we do, the less it seems to save us in the end ... the cost of drywall and mudding versus an effective air sealing and application of insulation.It has also been our experience that while materials are cheaper to air seal using poly & caulking and insulate with mineral wool, the labour required pretty much make it a wash with the cost of closed cell foam.Once we confirm our plans, I'll do a full envelope model on the house and share my results.  

Again, nothing against these 2 guys at all, I just hate BBB and cannot refrain from injecting me 'moderate' opinion about it whenever possible.

You can but you would need to make sure that any future capital put into the business is seen as a capital injection and not treated as income.
