If you moved in yourself and used a 100% Section 179 depreciation for 5-yr property (furnishings, appliances, carpets etc) - you have to recapture depreciation now.

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect... 

There should be questions about the rent amount, due date, lease expiration, security deposit, who pays utilities, and who owns the appliances, at least.

It’s probably too late now, but I would add to renewal or future leases that appliances provided in the home are courtesy only and Landlord is not responsible for maintenance or repairs to them; then list such appliances.

A really filthy appliance or bathroom can extend the time it takes to clean considerably.

The kitchen has upgraded quartz counters, SS appliances, and they updated the bathroom as well.
