I have some tenants that pay in person most months and from time to time would like to pay via the app to save a trip or for whatever reason. 

Maybe find an estate sale where you could buy a bunch of stuff at once.Might be worth a trip to your property to save 10k or more.

If you owned a property with a broken stairwell where someone trips and falls, got incapacitated for life, why would their damages be restricted to $170K.

But I still recommend taking regular trips to anywhere you invest in out-of-state and it would be a good idea to time the next trip with when the local REIA group is meeting.

I have seen on my last trip to New York City formerly bankrupt hotels recover and make a ton of revenue off illegal immigrants.

Here's some food for thought:- Many of my first time investors know from the jump that they aren't going to be driving 5 hours round trip for every little item, and also know that they arent prepared to handle things like disputes, evictions, lease violations, etc.

@Seth Baumgartnerare you able / planning on going out to Cincinnati to see properties, set things up, and then make periodic trips out to oversee everything?

@John Bertolon we’ve noticed over the years that any decent rent increase triggers “stupid-trip” repair requests, change of owners or not.

I also own another triple nearby to the neighborhood you're buying (im fairly certain I know the trip you're buying in the corner) and have done great with it. 

Crystal River is famed for swimming with Manatees but I do not think it attracts a lot of people from around the world, more or less of a day trip.
