Then there are some items such as the wireless phone, the truck, gas for the truck, dumpsters, final cleaning and other items that can be charged to the job. 

The most interesting yet maybe difficult to do: speak to the neighbor right across the street from the house to do one of the two: if they're a stay home mom/dad/whatever, ask them to keep an eye and answer my phonecalls or let me install a wireless camera on his house pointing towards mine, so I can just grab my phone and see what's going on in my house.

Art - Sorry but getting wired services (television, phone, internet) vs. wireless is not an unreasonable request as the quality and reliability of the services is simply better.

If I want a large screen I just use a wireless keyboard and mouse and plug it into my TV when I'm at home.Video camera and traditional camera are largely replaced by a smart phone, but a nice camera still takes better pictures for marketing stuff. 

Upgrade all the electrical and install new wireless water meters.The sprinkler system was there , but it wasn't active, and seller never paid the extra water fee for the sprinkler (hidden cost 175/quarter)  BUT I know these ahead of time, and I calculated that in CAM cost.
