After the violations rack up, I bet he will be more willing to sell. 

Here were all the issues:1) Sizeable roof leak into the living room and other areas of house2) Large foundation crack 3) Extensive termite damage on wooden foundation post4) Outdated electrical, including aluminum wiring5) WET crawlspace.

Sorry for the long post, but I'm trying to rack my brains and figure out what we (I run this with 2 family members help) can do to make this work.  

Example: The wooden supports are affected by deathwatch beetles, though I'll still need to bring in an expert to see whether they're still active.
