If there is a huge spread between current assessed value and your purchase price, beware that you might trigger a reassessment in taxes...and the numbers you used didn’t take this into consideration.

Or, is the bldg permit a milestone trigger for the lender to release more funding and you want it released before closing instead of after?

Ramon might have made that generalization because, often, if you try to assign a property with a conventional mortgage to an LLC, it can trigger an acceleration clause, and the mortgage will be due in full.
