Check if the bricks needs to be repointed and especially if there is any sign of decay or white coating which is usually a sign of water infiltration issue between the substrate and the brick.

In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring.

When you go to the rent the vacant one, do a fresh coat of paint and charge more than you are for the other tenants. 

Rather than digging up the pipes and putting in new ones, the pipeliner is where they coat the inside of your pipes with a new pipe lining.

In our student rentals, probably 30% of the bedroom or bathroom doors and jambs have been damaged by tenants using towel/coat hangers that hook over the top of the doors.

If NN you might have to pay for a new roof, new parking lot coat and reseal, utility lines, structure,etc.No legal advice given.     

We also do concrete damage repair and concrete coatings - some epoxy but mostly polyaspartic as it is harder than epoxy and won't peel off.
