One got a temp job and paid April in full on the 27th of March, the other paid half on the first, and is hoping to pay the rest by the end of the month.

Maybe some pallets and temp walkways and put a washer/dryer down there if the space allows.Cheapsest immediate fix would be to diagnose, say you are going to change it, offer an appropriate discount for the loss of whatever amenity it is and with new lease just use as storage or as above

I will leave you with this - Temp buy-downs work in EVERY CASE, unless you need the cash for other reasons.You can refinance at 95% or 96.5% LTV.

.. my investing partner has informed me that i am not allowed to hire any laborers on our flip house .. even for yard clean up .. the property we purchased is a horder house and although the seller is supposed to have it cleaned out but close this week .. i can not see that happening .. i planned on hiring a few laborers to help me with the clean out and any work that i tackled to save costs and increase profits ..but now i think my only option is to go to a day labor temp agency .. im pretty sure they cover WC .. what does everyone else do .. ?  

Usually a wholesale deal closes in no more than 30 days.Also, you might consider going to a temp agency where they pay you cash daily.
