The rules of like kind are more stringent but and exchange of real property for real property and chattel for chattel can be done.If it's bonus depreciation you're looking for as @Jay Hinrichs, is hinting at then oil and gas is your game since you're from the lone star.

Over the next 18 to 24-months, we are going to replace all windows w/ triple glaze (Energy Star rated); add an additional R7 of insulation to the exterior (including foundation); install two heat pumps (one in each unit); add R20 (6") of insulation to the attic.

Gold star for geography.Number 2)  the only problem with the negotiating issue is that you have to fix the property before they will negotiate, and because it's so far into their demo process they have suspended the ability to pull permits which would stop the demo order for up to 6 months allowing fix up.  

However, through some weird alignment of stars, planets & pixie dust, I met with a local investor group & was paid a small fee to turnover all my research, documentation & personal notes regarding this property.

I own my own home, have flipped one house and am imminently closing (should be this coming week on both if the stars align correctly) on the next two (one rental and one flip).
