My recommendation would be to start by setting up an LLC in a state you intend to purchase property in, that way the local tax situation is simplified.

There are extra hoops and hurdles I would need to jump to make this happen, but that also simplifies things as he can either come down and it can work, or he won’t and it wasn’t mean to be.I used to do HVAC and I have several close friends in different construction fields.
