My recommendation would be to start by setting up an LLC in a state you intend to purchase property in, that way the local tax situation is simplified.

I use Trello - www.trello.com a free, simplified on-line version that allows you to build your own boards in about 5 seconds.

There are extra hoops and hurdles I would need to jump to make this happen, but that also simplifies things as he can either come down and it can work, or he won’t and it wasn’t mean to be.I used to do HVAC and I have several close friends in different construction fields.

And it certainly simplifies things if you do, because the other party is less likely to feel the need to have a lawyer look over the contract.

In VERY simplified terms, lets look at it this way;Lets say you are buying 100K properties for 20% down, 4.75% rate for 20 years.

This does seem more simplified which I've also read on but I'm a bit anxious and I tend to want to learn it all and get frustrated about what I don't know.

I have corporate project management experience but not real estate experience. would you still recommend a GC for this project, or would you say the consolidation of responsibilities simplifies the process considerably?
