What contracts do you use and why?

How many contracts do I use, what type do you specifically use and why. This is the first in a two part question from me. The second is; Do you find your list of absentee landlords, foreclosures, (help me with other examples or where to find motivated sellers) from the mls? Or are there other websites geared specifically for such circumstances. Thanks guys!
