Luckily it was only a half block walk so there wasn't time for second thoughts, and within five minutes, I was shaking the owner's hand on "the deal".

He's a great guy and I was happy to shake his hand at his Dallas event.In December of 2011 I moved to Texas as an optional move for work and I let that be a terrible excuse to not take action with real estate.

That is the best piece of advice I have ever received...I wish I remember who that guy was so that I could go shake his hand now.

Maybe turn the tables a bit- surely he doesn't want to lose all future commissions with you, either- let him know that his actions are damaging your relationship and that you'd like to be able to work together in the future too- maybe you can shake hands, agree to disagree and move on to the next deal together. 

I also agree with you that shaking hands is always better.

Yeah me too - just wish I could shake that nagging one-hit-wonder fear in the back of my mind...lol.
