In both cases the buyers had modifications we were able to include for them that made it more to their taste and didn't impact us.No real estate agents needed. 

I ended up looking around other opportunities in Cinci, I have a great team there that's helping me, its hard to move away.I also talked yesterday with an all in house property manager company called Home River group from Chicago, but I had a pretty bad taste in my mouth after the meeting and also seen the yelp reviews...

Now, that doesn't mean they had good taste, just that they made an attempt and hopefully some good came out of it.

Although having a successful BRRRR happen on your first deal would be great, the opportunity cost of it going wrong and leaving a "bad taste in your mouth" for future real estate transactions would not be worth it for me personally. 

They are tasteful and with the time.  

It now is much less mundane and has more design elements that reflect our taste.

Though there's still opportunity here, its become a "progressive" dump for my tastes. 

Older house :- generally has large size- has value add - strategically located- there are more rooms for creativitynewer home is good for those buyer that has high income but doesn’t have taste or knowledge to renovate or decorate the house.

Now you have to start doing live in flips in luxury areas to accommodate for your taste!
