Yet my comments are rooted more in the insane amount of tenant weeding that needs to be done even to find an OK renter these days. 

Any political imbalances would likely to be rebalanced pretty quick if it got really bad here - too much rooted $$$$$.Overall, I think there is a cooling going on, but we still have a backlog of major projects in the LA area, and major venues like the LucasFilm Museum, Olympics in 2028, etc. and continued growth in transit options.

The root problem you need to solve is the large monthly bills.  

I guess I am trying to decide if I should invest in Illinois, where I grew up, or I should instead look into markets in Ohio or Indiana when it comes to the midwest - I see many posts on here rooting for these locations.

I had the same situation with a tenant, concerned about a tree on the property in which the roots were compromised.

As fate would have it, I've recently put down new roots in the vibrant city of San Marcos, TX, and I'm excited to expand my network in this area.

I'm also a person who does not like "band-aid" work...I would rather solve the root cause.House hacking is new to me--I will study how this works and thanks for sharing this avenue.
