This is extremely common in the Detroit market, but it seemed very odd to me initially also.You simply put an inspection period in your offer so you can walk it and decide if it's for you or not.In terms of rent rolls, etc. you may not be getting a response on this for the same reason.

It usually takes me about a week to find a buyer but we always do a min of 15 business days as due diligence period on every transaction.The way you get paid is by assigning the contract or double closing.

Check with your lender to make sure they are comfortable lending with this period of 3-6 months where your cashflow is light.In terms of updates and tenants, it sounds like you may have time to complete them at the end of each lease expiration.

@Ashley Guerra-you can do everything in parallel - you can 'shop' for lending while you 'shop' for an agent-if you sign an exclusive representation agreement with an agent or brokerage, that's when you agree to work with one agent (or brokerage) for a fixed period of time-it's not so much 'rude' to use multiple agents as it's a waste of both their time and yours-typically you will shop and they will shop, and you will choose which properties to look at
