The down payment to acquire this sub to is $25,000. so you give them $25k, you take over a $70k mortgage and they are going to pay $165k in a few years - if you will not do this deal send it to me I will do it. 

The most I would see is using is $50k and we would convert that to HELOAN after closing on the next house and aim to pay that off in a year or so (ASAP).

One guy that I chatted with in a Facebook group said that he didn't interfere with their process for the first 2 wks.

I’d look at listening to podcasts such as BP, BP money, straight up Chicago investor podcast.While in school and even now, I’d focus on working as much as possible to make sure you’re in a good position to have a down payment as soon as possible.i’d try to understand what a good deal is (underwriting), and also lending. 

This sounds like a great strategy to me since this would substantially lower my down payment in a deal.

Granite or Quartz on all counter tops including bathrooms.. our up stairs is 9 foot.. and our single levels are 10 foot to 14 foot which NO other builder does in a subdivision type build only custom homes over 1 mil would have that.. flooring is engineered hard wood.. custom cabinets with soft close on all doors in the house..

My opinion is they are not treated RE in a business manner, because most business growth is built on some sort of leverage.

Spend time finding the best company you can in a market you have researched. 

I worked in sales before going full time in my rental property business- making 5k plus $120/mo could have been done in a regular job with less work than doing a BRRR SFR.Your family and your well being are too important to put on the back burner!
