Any feedback or constructive criticism would be helpful as I do plan to grow in the future and would need a better way of dealing with late paying tenants. 

Goal is to eventually quit my day job (land surveyor, mostly for construction).

If the bank is a certain age of construction most tenants want it torn down and build new.

They're not very well constructed but if you are in a pinch they'll do.

I imagine it's similar to St Louis but I'd be willing to bet it has more going for it and better appreciation.Happy to share some resources, learnings, and even history/performance of my rentals I've had for 5+ years.

- What construction/renovation background can they prove or take a great game about?

DR Horton added 700 houses this year and they are the newest to the market. new construction is on fire. 

Our beaches will always draw plenty of visitors in my opinion and are a safer bet because of limited land and fewer properties available to convert to STR.
