Over the last 6-7 months, I’ve been doing my best to “get smart” on real estate investing, starting off with Rich Dad principles, which led to Rich Dad Advisor (McElroy, Sutton, etc.) audiobooks, which led to BP podcasts and doing YT research on tax benefits…I’m feel ready to take action and start putting everything into practice but still not certain which method is best for my first investment property.

You won't save 20% by hiring your own subs, you will lose money doing it that wayNo one wishes you ill, just remember no battle plan survives first contact with the enemy, so all your advance planning needs to be accompanied by a strong sense of "how to adapt", good persuasive and communication skills and backup plans.

Plenty of appraisers have little to no experience in STRs as this asset class (if one wants to even call it that) is relatively new in the REI space, and thus, the method suggested above is probably not that likely to succeed.
