I recently renovated the bottom unit with a lo flow toilet (89$ @ HD). you might want to look into that. super easy to install and well worth the savings. when my top tenants move out, i'll do the same up there. but like you said, you may want to give it a month to see if the fixes you made have had any effect.

I can't think of any strategy that I haven't had an agent involved in before, so it's not that you're flipping a contract, doing a Sub-2, a L/O, seller financing, sandwich lease, wholesaling or any other ploy that is legal.
