I have an almost 3 year old, been a stay at home mom and before that owned an adult medical day care with family that was sold in 2017.  

Unless the adults 100% agree to make that uncomfortable sacrifice, I would go with a HELOC. 

My wife and I have five children who are now adults and living on their own. 

It was a reverse mortgage that the adult son refused to move out of after his dad passed. 

Hey all,We have a family that moved into our property last year and at the last moment before move-in they asked to add their adult friend on the lease.

Either look at them as “never rented before” (moving out of their parents home and starting their own independent lives) or “skip over this one” (mature adults with no prior mortgages/ ownership of real estate who are lying to you or maybe were homeless or incarcerated and are getting back on track).

In other words, if you create a home for a mature, responsible adult (not an immature irresponsible party animal), the tenants will often follow your lead.Good luck out there!

Short or late rents, as young adults will do, they move in with new spouses and friends, things happen during their time, fights and breakups.

Municipalities such as mine won't allow more than three unrelated adults to live in the same property.

I don't want to babysit adults in a home I have an emotional attachment to.
