First of all make sure that the number you're starting with is accurate. 

@Kayla WagenmannAs long as you don't misrepresent your knowledge level (always recommend an accountant for taxes, attorney for legal, etc) and are sure you're providing accurate information to clients (correct school district, etc), I don't see any increased liability overall.

@Tamara Troutt in general the cheaper and free services have less accurate and incomplete info for people.  

You should be able to get the financials from the current owners to have accurate entries. 

You are looking for an accurate ARV, the numbers look good but it really depends on location.

I don’t feel it’s growing as fast as other parts of Lexington, so it feels more like a gamble.

And I can only use internet to check the rent and I doubt how accurate the Zillow and Realtor are....

I have yet to see a accurate scope of work and bidding numbers for renovation cost.

Sure - If your repair and market value numbers are accurate.

If I should pursue it, how can I accurately determine the price it can sell for once it's fixed up.
