One quick note as well... the most active investors closing the most deals tend not to be inside BP forums all the time... so finding ones that are closing 20+ deals a year from Carrot (or any other online lead gen system) in this thread is probably a slim chance.

For how slim the margins are in this industry, which also has a barrier to entry of next to nil, it doesn't make financial sense for a PM company to manage a property where they are NOT listed as additionally insured.

I would also go for an end user, and not an investor. 10K is a bit slim to take a risk on purchasing this deal w/o a ready buyer in the wings.Good Luck!

Was really hoping NY would end the eviction moratorium, but they just extended to end of August and I really have no hope of them getting out any time soon.I’m struggling with what to do, on one hand I can aggressively offer them money to leave (which is very difficult for me), on the other they owe me over 30k now and growing and I’m not ready to do work anyhow, so is it worth getting them out now when house will just sit vacant on slim chance that I can get some money from them one day?
