The settlement process is long (can take 2-3 months or more), I feel I am in the dark and don't have much control over it, and then often in the end it's unsuccessful -- the financing falls through.

There are many auctions where the terms require $X,000 at the time of sale, balance at settlement, or even $X,000 at the time of sale to be increased to 10% of high bid within Y days, balance at settlement, etc.

Out in the West here we don't use attorneys per se we use escrow officers and title officers and we are provided the title commitment usually within 3 to 5 days of opening escrow we read it and we also have to initial that we read it as part of the settlement procedure/ closing procedure..

That whole thing is a bit absurd considering the Property Certifcation from L&I obtained at settlement states property is legally registered for use as a 3 unit.
