If you need one, I know a couple of good guys working with them.The appraisal may take 2-3 weeks at most (in fact, it takes 2 days only but needs to be approved by some people and if it takes longer it seems as if it is a big deal...).On occasions, the bank will appoint the appraiser, but it has never happended to me.

I would certainly recommend RWN and I have already on several occasions. 

They may indeed rise to the occasion, cease and desist. 

In general, I can say that trying to break price records is not easy and though I have done it on several occasions in different sub markets in my local area, I also have over a decade of experience and had properties with designs and amenities that helped make that happen.I would price your home at $239k, have new MLS photos and a better description, use the $240k comp as your sales pitch and state in so many words that potential multiple buyers have the opportunity for an extra 650 square feet for free!

There is a reason it's standardized; it will meet all of your State's requirements, and it will be what everyone...including Judges...are used to seeing.God forbid you have occasion to go before a judge, but if you do, you won't want it to be with something sub standard, full of weasel clauses.
