There are definitely places where you can get in under 400k, if that's your price point.

Don’t inundate the lender with a barrage of emails or messages.

We used to buy there all in under 50k SF, and about 25k per unit for MF 4 and up.

Cashflowing in under 6 months.

After being inundated with calls from prospective tenants, I had to remove the listing after 4 days.
