Quickbooks is a generic software and not geared towards any specific industry.

You can put up a generic add with a pic or two.

Venmo and Zelle is a little unprofessional and with the ability to add in expenses by address in Cozy and the ability to export the payments, I much prefer it to a generic app for payment such as Venmo or Zelle. 

You can find a generic parking lease online and use that if it makes you feel more comfortable.

If I was the podcast host, I would have used a different city other than Indianapolis or gone more generic such as midwest city that has rent that has not kept up with inflation.
