All of our eggs are in one basketI have had a few instances in the past where one tenant was late paying, but I was still receiving rent payments from the other unit to help cover the expenses.Overall homes with basement suites are a hidden gem and not discussed enough in the investing community IMO.I hope this helps.Owen

I am much more familiar with Kenosha and the Milwaukee area, but Racine has some gems in it!

The top floor was converted to an apartment years ago, but the main floor is vintage/original hardwood, crown molding, etc.

The property is not under contract, but I've seen it twice, and after viewing the house a second time, there were a few hidden gems.

I am realizing after a few years of doing this that AirBnB rentals are generally quite a bit more lucrative than traditional L-T rentals.Re: areas to invest, I think Brisbane is an undiscovered gem that's going to pop.

In my opinion this can very easily lead to a very imbalanced portfolio and taking on risks that I'm not willing to take-on.1) First, I follow a vintage year strategy when it comes to alternative assets like real estate.

These are newly rehabilitated/flipped and some are 1970 vintage, but all asking prices essentially eliminate cash flow.  

Margins on lower cost homes, lower vintage homes, tougher areas, etc. have smaller margins.
