@Lillie MAnon,You expressed a desire to live in the down south place a portion of the year without me or anyone else prompting/nudging/hinting, so I'll share this option because I believe you can mostly accomplish your goals without fraud and I don't believe you want to commit fraud.Buy the first one FHA 3.5% down primary residence.

.- the realtor made us sign a letter stating if we purcshed this home, she would be the only realtor that we could go through before she would show us the place.Obviously i will need to have a professional inspection done.We are able to put down %20 on a home purchase and our max price range is about $340K. with the kitchen needing a FULL remodel and some bathrooms too if we paid the pre-forclosed price and done the remodel we would hit our budget limit.So after reading some healpfull hints on this site im still in doubt on how to proceed.do i hire an real estate attorney to check all everthing on the home or do i just go through the realtor for all paper work?

Hint:  If you plan to occupy one of the units and they are all presently occupied, designated the weakest unit (lowest rent and/or month-2-month lease) as the one you will occupy.An insurance quote if you have been able to obtain one.For Identification, your drivers licence and/or Passport will suffice.You could bring a market analysis with you, but the residential mortgage agent probably won't look at it (or know how to interpret it) - they'll plug numbers in to a computer application - which makes its own assumptions about vacancy, etc..

In addition to that don't be afraid to tweak your message, I listen to people when they call me and almost every time they give me a hint as to what part of my letter caused them to call, either to inquire about a deal or to tell me that they don't want further communication.
