I guess overall I would have a declared major in finance, but at the advanced level you will have to take classes like corporate budgeting and security analysis that will be irrelevant to you.

If 5k buys the whole property we have 84.95% for appreciation return, and cf is 9183.60/5000=183.67% and 171.04% adjusted.Now look at 0 down ($1 just so we can have something other than infinity)Appreciation gives us 8206.86/1 = 820686% and 506.52% adjusted for 1 year vs 5.Cash flow is 1200/1 =120000% adjsuted to 114652.53% for inflation.Interestingly, there is no way to discount the price enough to have that same rate of return.
