I look at median income levels compared to national averages, percentage of population growth, low crime, and better yet more non-violent offenses, great schools, and low unemployment as key indicators.

If they give a to good to be true answer or sound like a used car salesman (no offense to the profession, just feeding the sterotype), then that would be a possible red flag.A big deal is if they own the property; if they don't, ask them their affiliation with the property.
