Frisco and the broader North Texas area have incredible opportunities, and it sounds like you're already doing some great research on your options!

Largely depends on the full situation and value, but feel free to reach out if it would be helpful to look at some options. 

STR in the Whitefish area is definitely a great option, but it just requires finding the right property at the right price.  

Websites like LandWatch or Land and Farm can also be good for spotting some options, although off-market deals usually come from direct connections.

As an asset, it will keep going up, but with your rate versus the current rates, refinancing isn't an option so you could only use a HELOC.Based only on what I read, I would hold onto it because it's a good asset in a high-appreciation market.
