Hi BP Community,I toured a 3 story duplex yesterday in New Jersey and with some small changes, this property could be a great investment.

My wife and I are ready to start flipping homes in the South Jersey area.

My wife and I are moving to New Jersey area that is closer to NYC.

Can anyone provide assistance in looking for a title company in my area or can recommend me the title company that they use?

Have been working with a great Realtor for approximately six months in Jersey City.

I'm in the metro Los Angeles area where housing is not so affordable and there's not great value or ROI on investment properties for buy and hold.I too am in SoCal, so for those of us that live in an expensive market (like California, New York, New Jersey, etc) we are sometimes "forced" to invest out-of-state in order to get favorable cash-flow and rates of return.There are many great markets around the U.S. to choose from where you can get double-digit cap rates, and property values are between $50,000 to $100,000.

Two partners and I are ready to invest in a 5-6 family in North Jersey, and we're thinking there will be steady appreciation around the Guttenberg, West New York, Union City New Jersey area.Does anyone have experience in these areas?

Luckily I've only spent $295.00 for a weekend at the "rich dad" series in New Jersey.

However if you are doing more work in solid accessible areas to the city in CT and Jersey then that might be the way to look into things down there as well.
