Get better cash flow or just move back into it.People are almost always sorry that they took equity out of a nice nest egg.And if the property is in CA, you've locked in your tax base to the purchase price with only around max 2% increase per year, which is really sweet. 

If you don't have an attorney on speed dial to address potential issues, you'll lose more sleep and more of your assets and $ by just one person who will cry wolf and mess with everything you've done to build yourself a nest egg. 

However you could "invest" in real estate by actively flipping or wholesaling, and build that kind of nest egg over that period of time.
