You would need the location to be an amazing site and layout parcel size for a potential developer to deal with environmental and for a national tenant to want the site. 

Go online and get an idea of exactly the styles you want and make sure your GC sources the material, brings you samples or you go see it in person before ordering. 

That said, my investing style is to focus on the cash flow my investment will generate from day one as to do otherwise feels too much like speculation to me.

I think a lot of these home seekers are learning that low priced apartments are often easier to qualify for vs a house in a really nice area.( my price is low because it's in a somewhat remote exurban/ ranch style location, long commutes for most).
