I encourage buyers to talk with the neighbors during the inspection period, because if there are problems with the HOA or community, they will give you an earful.Now here is the funny part, or sad part really.

I strongly encourage not advertising how much money you have on an open thread like this as most people are honest with good intentions but you never know.

Depending on your financial backing, I would encourage you to read @Brandon Turner's book "No (and low) money down".  

The answer is No (provided you do not knowingly encourage or facilitate the behaviour).All of our tenants sign an acceptable use agreement - not that different than what you would find in a business or other such organisation - along with their lease.  

Oh.. .we actually encourage it and think it's one of our most unique and valuable commodities.
