Once you get settled in and catch your breath, you could create another win/win with a business model not only for asset preservation (which we utilized them MDA here in CA on Ocwen REOs), but also for Investors that flip and do not have the time to babysit projects... could use a smart, go-getter team like yours.

I have 9 properties now and added 5 of them in the last year so I'm not sure at what point things started to really add up (I'm just now getting to catch my breath after getting the last one rented) but it is getting really exciting with my RE business now!

@Karen MargraveMuch of eastern Canada has been running hot for so long, folks are complacently thinking it is normal ... places like Toronto, Vancouver, Calgary & (to a lesser extend) Edmonton have been on the molten rock side of hot for almost as long.In amongst all that, there are cities and, more often, small towns and rural areas whose local economies are unwell or have collapsed where there is growing inventory which comes with lots of risk.There was hope at the start of the year that things were beginning to relent a little, then the BoC lowered interest rates - mere weeks after hinting they were on their way up - which may be breathing another dance into the local market.

CO is actually a byproduct of combustion and is odorless (hence one of the reasons it's so dangerous) and that's what the detector is for, because one can unknowingly breath too much and it can be fatal.

This was a clear indication of the calculator showing how valuable it is when we're considering properties, and it also was a great lesson for me as I now see that all properties which look good are not necessarily a good investment.This calculator literally has me eating, breathing, and sleeping real estate for the last few days since I upgraded.

I think the 3-5% withdrawal is ok for a 401k but for the RE I would agree with William to ensure you have a living breathing exit plan/strategy.
