A prospective tenant got in touch and their household income is all over the place with two adults working their income is 1.9x rent add to it social security income, income from being handicapped,a minor earning some income and social security income makes it around 2.8x rent and they have 30k in debt, credit score is excellent though.

Over my adult life, I have read countless books and done a number of "fake" analysis on properties to try and be ready for when the opportunity strikes and I have enough capital. 

This is usually defined as renting to 4 or more unrelated adults.

They have real strict occupancy laws there (no more than 2 unrelated adults).

I was alive "back then" as long as the back then isn't being an adult in the 50s or 60s (I'm in my 50s) and things are better today by any reasonable standard.
