Laura thank you as well for your input I just think I would be a lot better as selling investments that SFH's and would like to add you to get occasional help or ask questions when and if I have any.I was going to start real estate investment this year but decided to grow my capital a little by volunteering to be deployed for the second year in a row. ( the first was iraq).I'll be using my VA loan to buy a 4 unit and plan on refinancing and moving into another four my entire life as often as I can.

Where as, your time spent is not an income to anyone.It’s a same concept as you can’t take charitable deduction for the hours you volunteered. 

(Or it did until Covid.....waiting to see how long before volunteers can go back in....meantime we've gone the festival route).

One travel the world and volunteer my time and skills in the construction end in developing countries by building homes or supplying water and infrastructure.

What are my plans other than volunteer for a local charity, go fishing, hiking, or roaming around the world?

I'd probably look at maybe pulling equity out of your existing rental first, if possible, before I would volunteer to take a ~40% tax/penalty 401(k) hit.  

You may run across some opportunities to volunteer time to them to learn.
