Just curious, I know it means nothing)Personally- I would check the area on the MLS and make sure you aren't over paying...seller fi is normally the default when the owner is trying to pump out a sub-par building.ALSO- I invest in a Toledo 1950's construction neighborhood with white fridge and gas stove from local resale shop for $125 each....my 3/1 houses rent for $700 so you may either have crazy low rent for a 3/2 apartment or you have a "renter's" mecca where they get the best for damned near free.

Note that there are DOORSTOPS on each and every door, that there are NO HOLES in sheetrock, that STOVE AND OVEN are clean, windows are clean, no cobwebs hanging from ceiling and no dog poop in the yard-Spell out the tenant's responsibility for mowing, edging and trimming shrubs.

(It's a 'C area' rental that I reluctantly took for a debt of $19,000 that a partner owed me).I just bought her a NEW stove as I found out her own stove hasn't functioned for 8 months & this weekend I am having new carpets installed.This year we even offered to quick claim the place to her for the proverbial $1 but she is just not interested??

Seller has replaced old carpeting with new, new vinyl, all interiors with fresh coat of paint as well as the installation of new appliances (dishwasher, refrigerator, stove and range hood).My challenge is that I haven’t received any receipts for these newly acquired appliances.
