A co-worker of mine is in a sticky situation.He is currently under contract to purchase a home which has an easement on the property that takes up about half the yard and is a deal breaker for them.

I have cash and am interested in investing in the area, but getting in the middle of this sounds sticky, however I'm open to ideas.

Unfortunately home prices are "sticky" on the way down and this process takes years, probably 2-3 years at least if we look at the last Southern California downturns in the early 80's and early 90's.
