Hello Folks,I am looking for some feedback since one of the homes that I am considering to buy in TN has stained concrete floors.

I’m in Ontario Canada but had quotes to patch and refinish (patching included large areas of about 100sqft total) and it was $5500 to patch, sand, stain the existing house of 850sqft and install new oak treads and risers on 3 steps and stain to match with that I was going to do the master bedroom addition different (possibly carpet) now Im getting engineered hardwood installed right throughout for $5500 installed seamless through all rooms and 3 treads/risers

The new tenant accepted the property with the carpet stain.

If carpet needed to be cleaned we charged for that including stains. 

Of course there were stains in the hardwoods.

No expense was spared; 20 foot high turrets, stained glass windows, molding, etc.Although it is in a very nice suburban borough, it is no longer the type of neighborhood that would support a home of this magnitude.

Even if it is a smaller dog, it can still pee and stain the carpets and cause a decent amount of damage. 

Carpet needs to be replaced more often with greater chances of getting stains or excess dirt build up.

I just added some curb appeal, stained and finished the outdoor deck, etc.

The stain is called Early American and the edging is beveled.I didn't go the traditional glue route because I don't have the necessary equipment.
